Zomboid military base
First you would have to kill every zombie there (a LOT of zombies) and the road there is agonising to drive on, but it's a good place to settle and live off farming/foraging and not traveling as much. It's really a 1/10 base. Maybe 2/10, as it at least has a mostly intact wall. Other than that, it really has nothing going for it.
The guard armory outbuilding has all the good loot. The main prison is a death trap. I mean it might be a cool base, but it's kinda isolated, and all the loot besides the guard building is pretty poor.
